ALOM Estates Terms of Use

Welcome to ALOM Estates (“Resort,” “we,” “us,” or “our”). These Terms of Use (“Terms”) govern your access to and use of the ALOM Estates website located at https://www.alomestates.com, https://book.alomestates.com and any related bookings, stays, or services offered by us (collectively, “Website”). By accessing the Website or using our services, you agree to be bound by these Terms of Use, Fulfillment Policy, and our Privacy Policy. If you do not agree, please do not use our Website or services.

Operators: ALOM Estates is operated by Great Life Developments, LLC, (d/b/a Great Life Management) a Wyoming limited liability company, and its affiliated property management company Oasis Alom Ltd, a Belizean corporation (collectively, “Resort Operators”).


1. Resort Services

We provide boutique resort accommodations, golf cart rentals, water sports equipment, and concierge services that facilitate excursions provided by independent third-party vendors. All services are offered subject to availability and specific terms outlined herein.


2. Third-Party Excursions Disclaimer

Our concierge services connect guests with excursions operated by independent third-party vendors. The Resort Operators act solely as intermediaries and do not make any warranties or guarantees regarding these third-party services. Participation in any third-party excursions is at the guest’s sole risk, and the Resort Operators are not liable for any injuries, losses, or damages arising from third-party services.


3. Water Activities and Pier Use

Guests may use kayaks, paddleboards, and the pier provided by the Resort. All such activities are undertaken at the guest’s own risk. Guests must comply with all safety instructions. The Resort Operators are not responsible for any injuries, damages, or losses resulting from participation in water activities or use of waterfront facilities.


4. Natural Hazards

Guests acknowledge that the Resort is located in a natural environment where wildlife (including but not limited to insects, snakes, and marine animals) and environmental risks exist. Guests voluntarily assume all risks associated with encounters with wildlife, including illness or injury. The Resort Operators are not liable for any harm caused by natural hazards.


5. Weather Events, Acts of Nature, and Force Majeure

The Resort Operators are not responsible for any loss, damage, delay, or inconvenience caused by weather events (including hurricanes, tropical storms, excessive sargassum), fires, natural disasters, or other acts beyond our control. No refunds or credits will be provided unless expressly stated in our Fulfillment Policy.


6. Marketing and Representations

While we strive to accurately represent our Resort, the actual guest experience may vary due to weather conditions, third-party service availability, seasonal changes, and other factors beyond our control. This includes but is not limited to, variations in beach conditions (such as sargassum accumulation) and excursion availability. The Resort Operators make no guarantees and are not liable for any dissatisfaction or differences from marketing materials.


7. Reservations, Cancellations, and Refunds

Reservation terms, cancellation policies, and refund eligibility are governed by our Fulfillment Policy. By making a reservation, you agree to be bound by those terms.


8. Guest Responsibilities

Guests are expected to:

  • Follow Resort rules and posted safety instructions.
  • Respect other guests, staff, property, and the environment.
  • Ensure their personal safety during all activities.

The Resort Operators reserve the right to remove any guest who fails to comply with Resort policies without refund.


9. Limitation of Liability

To the fullest extent permitted by law, the Resort Operators disclaim all liability for:

  • Injuries, illnesses, or death resulting from activities at the Resort or off-site excursions;
  • Loss, theft, or damage to personal property;
  • Dissatisfaction with excursions, amenities, or marketing representations;
  • Natural conditions including but not limited to wildlife encounters and weather events.

Guests voluntarily assume all associated risks.


10. Indemnification

Guests agree to indemnify, defend, and hold harmless Great Life Developments, LLC (d/b/a Great Life Management), and Oasis Alom Ltd, and their affiliates, directors, officers, employees, contractors, and agents from any claims, damages, liabilities, and expenses (including attorneys’ fees) arising out of or related to their stay, use of services, or violation of these Terms.


11. Governing Law and Dispute Resolution

These Terms shall be governed by and construed in accordance with the laws of the State of Wyoming, United States of America, without regard to conflict of law principles. Any disputes arising out of or relating to these Terms shall be resolved exclusively in the state or federal courts located in Wyoming, USA.

To the extent required by Belizean law, claims arising solely from acts occurring within Belize may be subject to Belizean legal jurisdiction. However, guests agree to waive, to the fullest extent permitted by law, any right to bring claims outside of Wyoming whenever possible.


12. Changes to Terms

We reserve the right to update or modify these Terms at any time. Changes will be effective immediately upon posting to our Website. Continued use of our services after changes are posted constitutes acceptance of the updated Terms.
